 I have very strong opinions about yard signs.

Yes – you should use tags at every opportunity.

1. We have an addendum that we give to sellers that gives us permission to start marketing once we have a signed contract. By signing the addendum, they give us permission to put a lock on the door and a sign in the yard, as well as to display the property at pre-approved times. Of course, they don't always sign, and if they don't, we respect that. But once they sign it, we'll jump right into it.

2. Grades often create immediate feedback.

3. When we do rehabilitation, we immediately put a sign in the yard with the rider "Coming Soon". Neighbors are excited to know that the house is being renovated and often has buyers again. Additionally, people who drive in the area do so because they are interested in the area or work nearby. A yard sign may be the only way they know your home is for sale.

4. Signs protect your property. Neighbors call when they see something suspicious happening: "the lights are on at your house", "water is leaking from your house" (yes, we received this call..), "a tree fell on your house", etc. , it's not always bad news, but you'll understand.

5. rising and falling signs - because your property is for sale - attract those who are thinking of selling their own home.

6. Plus, I've been saying for years that we prefer to rent properties using yard signs. Don't underestimate this cheap way to get your name and number out.

If you check more than one in a certain area at the same time, it will have a bigger impact. as real estate agents become famous in a certain area, so can you! Signs play a big role in this recognition.

**Note - the photo above was taken last week at the property we are renovating. We accepted a full offer on the property about 5 days before completion because the buyer wanted something in the neighborhood and didn't want to miss out. Thank God for this sign!
