As a marketing, sales and sales consultant, trainer and planner for four decades and a licensed New York State Realtor for over a decade, I am well versed in the realities, nuances, needs and possibilities when it comes to real estate marketing. Rather than this being a somewhat boring technical discussion, I felt that using a mnemonic perspective and identifying the keys and opportunities related to real estate MARKETING could be interesting and beneficial to both industry professionals and individuals. they hope to be the best in the market and sell their homes.
1. Strengths: identify and understand the strengths and weaknesses of the home! How can you highlight the positives and show potential buyers why your home could be right for them? Why do you consider these aspects to be strengths and/or strengths? It is important to remember that one of the fundamental keys of marketing houses is to sell benefits (rather than technical details or data)!
2. assets; Caution: Remember that for most people, their home is their greatest asset! Why should a potential buyer want to live with you? What distinguishes it and what are its main strengths and advantages? How can focus and attention best be focused on core strengths?
3. Related: Meet the competition! It may seem strange to some, but most home sellers like to attend open houses for other homes so you can best compare and understand your local market (and what the market may hold). This will make one better prepared, able and willing to price their home right from the start! How does your home compare to the rest of the local market? Try to be the target!
4. Knowledge: Each local real estate market has its own distinctive nuances, etc.! Have a thorough discussion with your real estate professional and ask your realtor to share their insights and knowledge of the local market so you can have a better perception and more realistic expectations!
5. Energy; Enrichment: Find a Realtor who exudes energy and a positive, enriching focus!
6. Timely; trends; tailoring: Look for an agent who reacts and acts to take advantage of every opportunity! Early action and decision can make the difference between the option and/or sale price! Look for someone who takes advantage of relative trends, including all marketing avenues and options! You need someone to customize your marketing plan to best suit your property!
7. Observation; ideas: A quality agent shares insights and ideas with their clients and explains how the best marketing approach is when the homeowner and agent work as a team and are on the same page!
8. Necessities; Niche: Is there a particular niche that you might be most attracted to? How can a particular house meet the needs and priorities of a particular group of people?
9. Profit: The purpose of a quality marketing plan is to get attention, views and bring in offers for your home!
MARKETING is a fundamental and key part of selling homes. these basics led to some considerations!
