Are you offering a property for sale? Have you considered who exactly your marketing should target?
Start by looking at what you're marketing and asking yourself, "Who would be interested?"
For example, if you're selling a two-story, four-bedroom home with a large fenced-in yard, your target market is more than likely a family with young children, not a couple in their 60s.
To be most effective, your marketing should look something like this (generally, there are always exceptions):
1 or 2 bedroom flats, townhouses or flats - singles or young couples starting out. Families need more space.
Single story condos or townhomes – add to the 60 demographics as they tend to look for low maintenance homes.
3 But it depends a lot on the price and the surroundings. , the lower price points are for starting families and seniors are able to pay more when downsizing from their larger family home. These areas attract families.

3-4 bedroom homes in family neighborhoods with schools and amenities such as shops and cinemas appeal to young families looking to care for and entertain children.
Larger homes, 2000-3000 square feet. or larger ones, sell to smaller ones (not their first homes) who are usually looking for additional amenities. They want bigger and prettier than what they already own.
These are generalities, of course, but they give you an idea of things to consider when determining your market. It is important to find out where in the market to find people who would be interested in your property.
For younger audiences, promote through social media such as ListingBook, Facebook, and Craigslist.
When marketing to seniors, promote through mail and newspapers.
What is your price? Twenty items usually have less money than 40 items.
Who is your demographic? retirees? College students? families?
Where is your property - rural, close to schools and shops, close to medical centres?
Why would anyone want to live there? School District, One Story, Animal Acreage?
